    Inspecting the Plumbing of a House Before You Buy
    Find where the water meter is and determine if the shut off valve is working. If the water comes from a well the shut off valve should be inside the house. Check the size of the water pipes in and around the house. In order to have adequate water pressure when there are a few water lines open in the house there should be a three quarter of an inch to 1-inch line directly from the main water source. Inside the house the diameter of the pipes is generally a half-inch in diameter. Determine if the plumbing has any lead pipes. Typically homes that were constructed before 1986 tend to have plumbing that is lead or galvanized. This is not always the case though as newer homes can have a lead pipe leading to the water meter.

    Real estate investing is one of the most attractive ways of making good money (that is if you do it correct). Moreover, real estate investing is also a lot of fun. A lot of people practice real estate investing as their core profession and, in fact, make a lot of money that way.
    Real estate investing is really an art and, like any art, it takes time to master the art of real estate investing. The key, of course, is to buy at a lower price and sell at higher price and make a profit even after paying all the costs involved in the two (buy/sell) transactions. Generally, people are of the opinion that real estate investing makes sense only when the rates are on the rise. However, real estate investing for profits is possible just about any time (and as I just said, real estate investing is an art). Here is a list of tricks that can make real estate investing profitable for you:
    1) Look for public auctions, divorce settlements and foreclosures (bank/FHA/VA): Since quick settlement is the preference here (and not price), you might get a property at a price that is much lower than the prevailing market rate. You can then make arrangements to sell it at the market rate over a short period of time. However, make sure that the property is worth the price you are paying.
    2) Looking for old listings: The old listings that are still unsold may provide you with good real estate investing opportunities. Just get hold of an old newspaper and call up the sellers. They might have given up hope of selling that property at all and with a bit of negotiation you can get the property for a real low price.

    This week's IDEAL Property is in Tempe, close to ASU, and is already Tenant occupied! I am familiar with this complex and they are popular with students because they are well within a short bike-ride to campus. It is at University and McClintock. It is being offered for $159,000. INCOME - To purchase this home with 20% down, you would need about $31,800 for down payment. At 7% on a 30 Year Fixed your PITI + HOA would look somewhere around $1,164. This is the largest model at just over 1000 SF but it only commands about $1000 - $1050 rent right now, so to get that payment below your rent, you would need to buy down the rate about 1/4 point and put about $45,000 down (so you would need the seller to pay 2 points at close - Discount Point paid at close translates into 1/8th of a point on the rate). That gets your PITI +HOA payment to about $1056, leaving you no room for expenses. Another option would be to buy it at $150,000 with $35,000 down and having the seller pay 2 discount points. That would put you at about the same place - $1053 PITI +HOA.
